San José del Cabo Living: Puerto Los Cabos, Marina Life & a Different Side of Cabo

Los Cabos may be one destination, but living here can feel remarkably different depending on which side you choose.

Cabo San Lucas is famous for its energy: a busy marina, nightlife, beach clubs, restaurants and a downtown built around visitors looking for entertainment. Drive northeast toward San José del Cabo, however, and the atmosphere begins to change.

San José offers a quieter, more residential side of Los Cabos — one centered around its historic downtown, restaurants, galleries, beaches, golf communities and a lifestyle that can feel as natural for everyday living as it does for a vacation.

And just beyond downtown, Puerto Los Cabos continues to evolve.

A New Addition to Marina Puerto Los Cabos

One of the latest changes taking shape in the area is a significant new floating dock installation at Marina Puerto Los Cabos.

Aerial imagery from August 2026 showed the new dock structure substantially installed inside the marina, although its official opening and operational status had not yet been confirmed at the time of publication.

The expansion is worth watching, particularly for boat owners and buyers who want to live close to the water.

But the marina is only part of the story.

Puerto Los Cabos combines marina access with residential communities, resorts and championship golf just minutes from San José del Cabo. Its golf offering currently includes 27 holes designed by Jack Nicklaus and Greg Norman, connecting the desert landscape with views toward the Sea of Cortez.

For homeowners, that combination creates a lifestyle that is difficult to replicate: spend the morning on the golf course, head offshore from the marina, have dinner in San José, and return home without needing to be in the middle of Cabo's busiest tourist areas.

San José del Cabo vs. Cabo San Lucas: Two Very Different Lifestyles

One of the biggest mistakes someone can make when researching Los Cabos real estate is assuming that Cabo San Lucas and San José del Cabo offer essentially the same experience.

They don't.

Cabo San Lucas is the more energetic side of the destination. Its downtown and marina concentrate nightlife, bars, restaurants, excursions and a significant amount of the area's tourist activity. For buyers who enjoy being close to entertainment and want Cabo's most active atmosphere, that can be exactly the attraction.

San José del Cabo has a different personality.

The historic center revolves around Plaza Mijares, restaurants, independent businesses, galleries and traditional architecture. Its well-known Art District and seasonal Thursday Art Walk add a cultural element that feels distinctly different from the entertainment-oriented atmosphere associated with downtown Cabo San Lucas.

The pace is generally quieter and more residential.

For many people considering spending several months of the year in Los Cabos — or living here full-time — that distinction becomes important.

You're not simply choosing a property.

You're choosing how you want Cabo to feel when you walk out your front door.

San José Works Particularly Well When Cabo Becomes Home

There is another reason San José appeals to residential buyers: everyday life is relatively easy.

Los Cabos International Airport is on the San José side of the municipality, which makes frequent travel particularly convenient. Around town, residents have access to supermarkets, hospitals and medical services, schools, restaurants and the everyday infrastructure needed when a destination becomes more than somewhere you visit for a week.

Then there is everything surrounding the city.

Drive toward Puerto Los Cabos and you have the marina, golf and Sea of Cortez. Head into the foothills and destinations such as Flora Farms and Acre have helped establish the area's farm-to-table dining scene. Stay downtown and there are galleries, restaurants and Plaza Mijares.

This combination is a major part of San José's appeal.

It still feels unmistakably like Los Cabos, but it doesn't have to feel like you're permanently on vacation.

Puerto Los Cabos: Marina, Golf and Residential Living

For buyers who want the quieter San José lifestyle without giving up resort amenities, Puerto Los Cabos is one of the communities worth understanding.

Located east of central San José del Cabo, Puerto Los Cabos brings together residential neighborhoods, a full-service marina, golf, resorts and access to the Sea of Cortez.

The community currently encompasses several distinct residential neighborhoods rather than one single type of property, which means the experience can vary considerably depending on where you buy.

For boat owners, proximity to the marina is an obvious advantage.

For golfers, the Nicklaus and Norman courses are a major part of the lifestyle.

And for buyers who simply want privacy and space while remaining close to downtown San José, Puerto Los Cabos provides another option beyond the more densely developed areas of town.

San José del Cabo

You don't necessarily need to buy inside a private resort community.

San José itself offers condos, homes and residential neighborhoods at a much wider variety of price points. For buyers who prioritize restaurants, services, downtown access and everyday convenience over resort amenities, looking beyond the gated communities can open considerably more possibilities.

Which Side of Cabo Is Right for You?

There isn't a universal answer.

If your ideal version of Cabo involves nightlife, a busy marina, beach clubs and being surrounded by activity, Cabo San Lucas may be exactly where you want to be.

If you picture something quieter — mornings on the golf course, taking the boat out from Puerto Los Cabos, dinner downtown, an evening at the Art Walk, or simply coming home to a neighborhood removed from the busiest tourist areas — San José del Cabo deserves a closer look.

The difference becomes much more obvious once you've spent meaningful time in both.

And when you're buying real estate in Los Cabos, understanding that difference can be every bit as important as bedrooms, views or square footage.
